The 7th 2026 Facilities Congress is a gathering of commercial real estate managers, facility managers, technical directors, and teams responsible for the work environment. This year's theme is "Antifragility as a Criterion of Market Maturity." The event is held under the patronage of the Polish Chamber of Commercial Real Estate.
When: November 17–18, 2026
Where: Warsaw, Hotel Arche Krakowska,
The slogan of this year's edition is antifragility — a concept that organizers deliberately place in opposition to resilience. A resilient building, team, or contract will survive the shock and return to its original state. Antifragile ones will emerge stronger.
Recent years have presented the commercial real estate market with a series of tests: fluctuating energy costs, regulatory pressures around ESG and reporting, redefinitions of office functions, growing tenant demands, and challenges with the availability of technical skills. Some organizations merely weathered these shocks. Others used them to reshape their operating models, cost structures, and supplier relationships.
The program of the 7th Object Congress is built around the question of what specifically distinguishes one from the other. We will discuss, among other things:
- economics of maintaining facilities in conditions of unstable energy and utility costs,
- energy efficiency and decarbonization of portfolios as a real parameter of real estate value,
- ESG and reporting obligations translated into data actually provided by the facility,
- FM service contracting models – from price-based tendering to outcome-based partnerships,
- technology and operational data: what PropTech has survived the promise phase and is actually working in buildings,
- work environment and user experience as a criterion for assessing the quality of facility management,
- competences and succession in technical and management teams.
The Object Congress formula, for the past seven editions, has been based on the same principle: more analysis than self-presentation, more data than declarations, more discussion than monologue from the stage. The two days of proceedings include plenary sessions, industry panels, and workshop formats, complemented by a networking space, which for many participants is as important as the program itself.
The Facilities Congress annually brings together representatives of owners and investors, property managers, facility management service providers, technical solution manufacturers and CRE market experts.
